I had never even heard the term “short sale” until about 2008 when I ran across a homeowner who wanted to sell her home. Once we looked at the going prices of similar homes we found that the market value of her home was less than what she owed on her mortgage. The only way that my client could avoid foreclosure was to pursue a “short sale”.
Since 2008, “short sale” has become almost commonplace here in West Cobb County. In fact, according to information obtained by First Multiple Listing Service (FMLS), in the third quarter of 2010 nearly one out of every ten homes sold in West Cobb County were considered a “Short Sale”.
Chances are very great that if you are looking to buy a home, you will see some homes that are listed as “potential short sale”. To give you a better idea of exactly what a short sale is, and if this is the type of transaction you want to pursue, watch my friend, Bryon Ellington of Keller Williams International, explain what is involved in buying a short sale.
Oftentimes, short sale homes are priced below market and go under contract very quickly. Here is a list of the most recent short sales to come on the market in West Cobb County.
