This weekend, Smyrna will be hosting the annual Smyrna Spring Jonquil Festival, presented by Superior Plumbing, at The Village Green. Bring the whole family for a great day of food, entertainment, shopping and fun together. There will be a large array of craft vendors, as well festival foods to please every palate, including the legendary Crawfish & Shrimp Boil. Plenty of games, activities and inflatables will keep the younger crowd entertained, as well as a puppet show by Peter Hart. Bring a chair or blanket and relax to the tunes of Peachtree Station’s very own Scott Thompson. The festival hours of operation are 10:00 a.m. – 6:00 p.m., on Saturday, April 27, and noon – 5:00 p.m., on Sunday, April 28.  Admission is free!

On Sunday, April 28, head on down to Marietta Square in the heart of Marietta, for the 20th Annual Taste of Marietta. Over 70 vendors and food trucks will showcase their very best culinary delights, at this award-winning festival. Beat the heat by taking a break in one of the many boutique shops that the square has to offer. A whole day of family entertainment, the festival will include an area just for kids, cooking demonstrations and a Sunset Concert featuring Banks & Shane. Checkout the schedule of events here. We love our home and have created so many wonderful memories here. From the moment we entered this home, we knew it was the one for us. The open floor plan, high ceilings and large windows make the living area feel airy. The fact that the family can be in the kitchen and family room, watching tv, doing homework and cooking and can all see and interact with each other is great!

The kids enjoy their large rooms, and the fact that the master bedroom is on the first floor makes them feel secure. The master bedroom features a huge walk-in closet, and the master bath has a large shower. The hot water heater was recently replaced, so there is plenty of hot water available for a long, luxurious shower. The second floor bonus room has its own full bathroom and makes a nice “man cave” for watching football or hanging out.

One of our favorite features of our home is the fenced back yard. It’s perfect for BBQ’s and parties with friends and family, or just playing with the kids, on a hot summer day. In the spring, it’s relaxing to sit on the terrace and read a book, with a gentle breeze blowing and birds chirping, in the background. The location of the house allows parents to see the school bus coming and know exactly when to pick up the children from the bus stop.

Although they love to cook in their large, updated kitchen, these homeowners hit the town on Friday nights! The Avenue – West Cobb is a great outdoor shopping center featuring restaurants such as Romano’s Macaroni Grill and Aspen Signature Steak House, as well as more casual restaurants. If you head toward Kennesaw, Barrett Parkway offers many restaurants and shopping destinations. No matter which direction you go, you can find something that the whole family will enjoy.

West Cobb is a wonderful area for families to raise their children. Besides the top-rated school districts and easy access to shopping areas, you also have peace of mind with low crime rates and wonderful people that make up the community.

According to recent statistics released by Realtor.com, March 2013 saw a 2.36 percent increase in homes being listed for sale nationwide when compared to February 2013, bringing more options back into the housing market and giving you, as a home buyer more chances to find your home. For the Greater Atlanta area, the number of homes being listed for sale has increased by 8.6 percent, since February 2013, as shown here.

And although prices may be slightly higher (the Atlanta average reported by Realtor.com shows a 3.59% increase in the last month), interest rates are still low, with the 30 year fixed averaging 3.43 % with .8 points on April 11th.

Cobb County home sellers can be excited, too, knowing that their property is likely to be showcased during this time when inventory, though moving, is still low. Less home listings also make for quicker sales with eager buyers, and a key number, days on the market, has been reduced because of the above factors, as well. According to Steve Berkowitz, CEO of Move, Inc, “The newest data shows that the outlook is optimistic for the overall real estate recovery.”

The Farmers Market experienced its best season yet last year, and they plan on this season being even bigger. The market has more than 60 vendors on Saturdays and over 30 on Sundays. Customers have a large variety of fruits and vegetables to choose from including produce that is rarely available from local grocery stores.

There is also a large selection of staples available such as potatoes, onions, tomatoes, squash, beans, cut flower arrangements, local honey, herbal soaps, whole grain breads, fudge pies, jelly, jam and preserves.  Customers can also take home live garden, yard and culinary herb plants as well as fresh squeezed lemonade.

Plenty of free parking is available on both days at the two County Parking Decks, located on the corner of Lawrence and Waddell Streets, one block West of City Hall. Millions of homeowners made their way above water again in the year of 2012 as rising home prices helped them regain equity. 1.7 million residential properties regained equity last year, bringing the total number of mortgaged homeowners with equity to 38.1 million.

Many economists predict that home prices will continue to rise this year, and if they rise by another five percent about 1.8 million homes will regain equity. Millions of homeowners will find themselves above water, adding to the substantial number of 2012. The trend is a welcome one after five years of a downward housing market.

The states hit hardest by the housing crisis, Nevada, Florida, Arizona, Georgia and Michigan, are experiencing particularly substantial growth. The current improvements have provided a catalyst for further gains in home equity in 2013.

According to CoreLogic, Nevada, at 52.4 percent, has the highest percentage of homes with negative equity. Florida follows at 40.2%, then Arizona at 34.9%, Georgia at 33.8% and Michigan at 31.9%. Together the five states contribute 32.7 percent of the total negative home equity in the Unites States.

These states, known as “sand states,” still account for the highest numbers of underwater borrowers, or homeowners who owe more than their home is currently worth. Rising home prices across the country are pushing more and more homes above water, resulting in the upward trends of residential properties regaining equity.

By the end of the third quarter of 2012, about 10.7 million homeowners were underwater, or about twenty two percent of all residential properties with a mortgage. According to CoreLogic, in the year from September 2011 to September 2012, 1.4 million homeowners had moved from negative to positive equity.

The number of homeowners still underwater is still significant, however. Of all residential properties with a mortgage, 10.4 million, or 21.5 percent, still retained negative equity as the year of 2012 drew to a close in the forth quarter. Year by year, this number is down 22 percent. If the forecasts of many economists are correct, this year will see a five percent increase in home prices corresponding to 1.8 million of those homes regaining equity.

The sharp decrease in underwater homeowners and the increase of those regaining equity correlated with a housing market that continues to get hotter and hotter. Median home prices continue to rise as the sale time of homes is on the decline. Buyers compete with one another for a gradually decreasing supply, and sellers get more for their homes and see them spend less time on the market.

After the housing bubble burst and the number of foreclosures and underwater homeowners skyrocketed, the market remained sluggish and stagnant for years. With the boom in January 2013 and the current trends observed across the nation, the year is shaping up to be in incredibly hot one for the housing market.

Many visitors come to read a book or to simply relax on one of the many memorial benches scattered throughout the grounds.

In a hot seller’s market, like today’s, a house that spends over a month on the market could suggest a problem, while in a dry market, six months to a year is not irregular. You can determine what is normal by checking out recent sales reports of similar homes nearby.

Before you give up on selling your home, try this list of ways to re-spark interest in your home.

1. Revisit your asking price, and visit other houses near you to find out if similar homes are priced lower. In a market as hot as the current one, where homes often go from listed to sold in a matter of days, it is quite possible that you have overpriced your house. If you really need to sell, setting your price slightly below those you find around you could give you the edge you need to snag a buyer quickly.
2. Consider your open houses and showings and think about making some changes. Try not to be around when they are occurring; many buyers will not feel as free to take their time in your home and talk to each other and their agent if the seller is in the home too. Also consider scheduling an open house on a weeknight rather than a weekend. You will find you have less competition, and the buyers that are unavailable on the weekends will be able to show up. Make sure to always do what you can to make potential buyers comfortable—try supplying beverages, cookies or nuts to make their experience as pleasant as possible.
3. Look at your home through the eyes of a potential buyer. Even walk through your home and videotape it, inside and out, then watch the video and identify potential issues like weeds, clutter and cobwebs. Clean, new-feeling homes that appear well cared for will always sell better than dirty and used-looking ones.
4. As time-consuming as repainting can be, a neutral color palette could do wonders for reeling in buyers. Prospective buyers want to be able to imagine the home as their own and visualize the way they will decorate it. If your interiors are too personal or distracting, your buyer will be unable to picture the house the way they will want it. Whites, off-whites and beiges are always a safe bet.
5. Make sure that your agent is handling your listing the way you want them to. Are they giving your house enough attention? Should you consider relisting your house to get a kick-start? Homes that have been on the market for a long period of time can appear “stale” while new ones are fresh and exciting. Discuss these options, and new ways to promote your home online or in print, with your agent.

If you are trying to sell your home or are considering putting your home on the market, one of the main questions in your mind is probably how long the process will take. What is the average time to sell a home, what are the relevant factors, and what can you reasonably expect from the selling process?

In the last several years, the average time a home spends on the market has increased rather significantly due to rising unemployment, a stagnant market, foreclosure and short sale rates, and the credit crunch. All these factors limit the amount of buyers on the market and therefore the amount of opportunities for a home to be successfully sold.

The housing market is now heating up, and heating up fast. Rather than sellers struggling to find interested buyers, in many areas it’s the buyers who are seeing a severely decreased inventory of homes up for sale. The average time homes are spending on the market is falling, but there are many factors that can impact each specific home.

Condition: One of the main contributing factors of how long your home will stay on the market is what condition you present your home for viewings, open houses and appraisals. If you want to sell your home quickly, make sure that for every occasion a potential buyer is in your home, your house is spotless, tidy and all visible defects repaired. To facilitate the buyer’s ability to see the home as his or her own, try to “depersonalize” the house as much as possible. Neutral colors are best, remove any evidence of pets, and get rid of clutter.

Listing Price: Probably the number one factor that will influence how long it takes to sell your home is where you set your asking price. Make sure you discuss numbers with your agent, who should be familiar with the local market and help you set a price that is neither too high nor too low. Overpriced homes will remain on the market much longer and may not sell at all. Try looking at comparable homes to help determine a suitable and appropriate price.

Location: The mantra “location, location, location” is more than a real estate cliché; it’s an undeniable fact, and it can be a significant factor in how long your home spends on the market before selling. Whether or not your home is in a desirable location is not something you can change or control, so anticipate its effect on how fast your home will sell.
