We, The Connie Carlson Team, wanted to give you, the buyers and sellers, answers to some of the questions that are on your mind when buying or selling a home in this market. Our Keller Williams- West Cobb office has seen a real surge in its business recently. We wanted to let you know how that is happening and let you know why you should be a part of our good success as well. Kim Jeans, Team Leader at Keller Williams Realty Signature Partners, has been gracious enough to sit down and provide us with the reasons for their success.
Keller Williams- West Cobb division has seen a real positive surge in the real estate market lately, can you explain that?
We have seen monumental increases in the level of business available in the market — we have also been blessed with the opportunity to be in business with the best and most talented agents in the industry. We continue to strive for excellence every day and train our associates to be the “best in class” so to speak — data in the marketplace must be something not only seen, but understood. We pride ourselves in being able to take the information the market gives us and provide to our associates in a way that is easily read and understood so they can in turn deliver the correct and proper data to the field — aka to co-op agents in the field and clients alike.
What are some of the steps KW-WC has done to get ahead of the market and how does this benefit your customers?
KWWC continues to use the top tools in the market place to stay ahead of the curve from capitalizing on stats provided exclusively by Chartmaster Services — we also go to great lengths to expand and make use of the ever changing technologies available to realtors. Our eEdge platform which won the Inman News Innovation of the Year award for 2011 continues to drive traffic to our associates. Those capitalizing on it the most are seeing incredible returns. It is definitely a value that helps our people stand out far and ahead of our competitors.
What should buyers be aware of in the present and future markets? How can a KW realtor represent a buyer in the above market?
“We must recognize there is an unusual opportunity that continues for high-value purchases coupled with declining prices, the availability of distressed properties and anxious sellers — throw in the continued low mortgage rates and there a very few “valid” reasons not to invest in the current market. The median sales price for New construction rose during 1Q 2012 while the Resale property median price fell likely widening the gap further and making resale properties a better value Low inventory of properties priced below $100K may signal increased competition among buyers for a shrinking inventory Quick action and serious offers are required when high-value properties are found, since low median DOM and high S/L ratios usually result.”

For the agents — we must act and react quickly to best benefit our clients and help them ascertain a pricing strategy to ensure they do not “lose” in a bidding war over properties — we are seeing so many multiple offer situations that each transaction is critical.
What should sellers be aware of in the present and future markets? How can a KW realtor represent a seller in the above market?
“Understand that Current Buyer price resistance is still high – even though failed listings are lower, 81% were still initially overpriced for current conditions –Distressed properties are dictating prices for all properties –Lower overall inventory would normally bring a more competitive market, except for lower-priced Distressed Properties.”

For the agents — we must take into consideration the activity level early on in the listing — absence of activity is a clear indicator that pricing and/or condition are not optimal for attracting a buyer. Additionally — we must take a close and careful look at each and every offer as an “opportunity” and treat is as such with a response that is a win for all parties.
There have been some recent outstanding results for your office specifically? What were they for and what should that say to customers who are thinking of using your services?
We have been blessed to continue to stay in the top tier of offices in the SE Region — we currently hold the #2 position of 54 offices — this is based on several indicators — primarily for closed volume and productivity. We are also within just a couple of positions to be in the Top 5% in the country out of nearly 700 offices currently holding the #36 spot and climbing for four consecutive months — our goal is to be in the TOP 10 offices across the country by years end. Our customers should know we lead with both our head and our heart and pull out every stop to ensure our clients needs are met and we have successful and fruitful transactions all the while taking into consideration the needs of the families, finances, timelines and more!
